RICS Home Survey Level 2

(Formerly known as Homebuyer Reports)

The RICS Home Survey Level 2 report (formerly known as the Homebuyer Report) is suitable for smaller, modern flats that are of standard construction and in a generally good condition. Whilst not as detailed as a Home Survey Level 3, it remains a cost-effective option to help reduce risk, providing sufficient information to support a well-informed decision on whether to proceed with the purchase.

What the Report Covers:

  • An assessment of the property’s overall condition.
  • Identification and detailed description of any significant defects.
  • Urgent and essential issues that require attention before exchanging contracts, including recommendations for further specialist inspections if needed.
  • An open market valuation of the property (if the Valuation service is selected).
  • Condition ratings assigned to key elements of the main building, garage, and external features such as gardens.
  • Guidance on selecting the appropriate survey level, as every property is unique and should be assessed on an individual basis.
  • A focus on delivering tailored, in-depth reports with thorough analysis of each defect—no generic tick-boxing!

About The Inspection

Our surveyors will carry out a visual inspection of both the interior and exterior of the property, assessing all readily accessible areas. Any defects identified will be highlighted, with advice provided on any necessary remedial action. The surveyor uses equipment such as, but not limited to, a damp meter, binoculars, camera pole, and a torch, and may use a ladder for inspecting flat roofs or hatches up to 3 metres above ground level. For Level 2 surveys, loft inspections are limited to areas belonging to the property.

The surveyor will also highlight matters for your conveyancer to follow up and investigate as part of the legal process.
